Getting your security deposit back in any other state

Every US state sets its own rules for security deposits: how long the landlord has, what starts that period, and what happens when it is missed. California, New York, Texas and Florida have their own pages. For every other state and the District of Columbia, this letter keeps to what holds everywhere: it states the tenancy and your forwarding address, disputes the deductions you do not accept, and asks for the deposit and a written statement of deductions by a clear date. You get the letter in English or Spanish.

The questions, and the documents that come with the letters (checklist, timeline, next steps and memo), are in English. The letters can be written in English or Spanish.

The rules your letter follows

Taken from the official sources listed below. Interest rates change from time to time; these are the current ones.

Landlord's period
Set by your state
Most states set a period for returning the deposit or listing deductions, and some start it only after a written forwarding address or demand. The letter does not say it has passed.
Your forwarding address
In the letter
Several states tie the refund to an address given in writing, so the letter states it.
Final date the letter gives
14 days
You can choose up to 30 days.
Court
Small claims
Each state sets its own limit and fees. The letter does not name a figure for your state.
How to send it
Certified mail
Return receipt requested, with a copy by first-class mail and by email. The receipt proves the date it arrived.

What the letter does

It states the tenancy, with the address and the dates, the deposit and the date you moved out, and gives your forwarding address in the body of the letter. Using only what you tell us, it says whether the landlord has returned anything or sent a statement of deductions. It disputes each deduction you mark and asks for the deposit and a written statement of any deductions by a clear date.

It cites no statute and states no state figure, because the general US letter covers many states with different rules. It mentions small claims court only if you say you are prepared to go there.

Check your state's rules

Your state's period, the event that starts it and any penalty for missing it are on the websites of your state's legislature, courts or attorney general. Some states require a step from the tenant first, such as a forwarding address or a written demand within a set time after the tenancy ends.

Questions

My state is not California, New York, Texas or Florida. Can I use this?

Yes. For every state without its own page, and for the District of Columbia, you get the general US letter when you choose your state.

Why does the letter not cite my state's deposit law?

The general US letter is used in many states with different rules, so it cites no state law. It keeps to the facts, your forwarding address and a clear date, which work in every state.

How long does my landlord have to return the deposit?

It depends on the state. Periods differ, and in some states the period starts only after you give a forwarding address or make a written demand.

What does it cost?

$49 for the Standard pack and $79 for Complete, plus sales tax where it applies. You pay once.

P.S.

Your documents are written by an AI system and checked automatically against your answers and the local rules. No lawyer reviews them. They are document drafts and general information, not legal advice. Your answers are deleted 30 days after delivery, or sooner if you ask.
